Regular effective maintenance is highly recommended. Prevention is better than cure. Preventing a problem is better than dealing with the problem and all dire related consequences that occur. See suggested duration and maintenance of various roof types:

TILE ROOFS AND IRON ROOFS
First ensure all required roof repairs are done prior to painting. Hydro wash and clean the roof sections Use a quality roof acrylic paint. Various colours are available. Always use the manufactured standard colours for roof painting. It is not recommended to use a base and tinting colour selection due to the effect of UV rays on the roof surfaces.
BARGE BOARDS AND FASCIA BOARDS
Ensure that the supporting timber is sound. Check for dry rot and deterioration especially by over due or un treated sections. Resecure and effect any required repairs before cleaning preparations. On existing materials remove any loose chips and flakes. Sandpaper as needed and clean surfaces. Always use a high quality acrylic paint.
GUTTERS, DOWN PIPES AND FLASHINGS
When repainting gutters always clean and flush the inside of the gutters first. Check for deterioration. Any rust must be addressed. If needed and accessible recoat the inside of the gutters Check all joints, stop ends and outlets for leaks. Repair or replace as needed before painting. Downpipes should also be checked and flushed prior to painting.
CLADDING AND CLOSURES
Only use high quality acrylic paint.
The roofs should be serviced and coated regularly with a high quality reflective coating. The surfaces checked, repaired if needed and properly cleaned. Paint surfaces with bitumen based aluminium reflective paint. This protects the waterproofing from drying out and cracking.
Whatever the surface or structure that is to be treated or painted. Keep in mind the most important part is the preparing and cleaning prior to painting.
Barge Boards & Fascia Boards
There are a variety of types and kinds of barge boards & facia boards.
The timber barge and facia boards require regular treatment to ensure long life.
The different timber types also determine life expectancy and appearance.
SA Pine (Most widely used)
Will also deteriorate quickly if not treated and it experiences prolonged wet conditions.

Fiber cement barge and fascia boards.
Fiber cement facia boards are durable, can be painted and available in 3.000 meter and 3.600 meter lengths.
These can and are also used as barge boards.
Alternately the fiber cement sm L shaped barge boards would be a good choice.
These are available in 3.000 meter lengths.
A variety of plastic or metal products are also available.
Basic Gutter Types:

Gutters should be cleaned on a regular basis. Avoid accumulation of debris and leaves in the gutters. This will prevent premature deterioration and rusting. Existing gutters should be checked for leaks at the joints outlets and stop ends. It is essential to clean and prepare gutters before painting. New gutters have to be etched and prepared before painting. Good quality acrylic paint is recommended for the gutters and down pipes.
Areas with high volume of water out flow should utilize the larger industrial gutters. Gutter guards can also be fitted.
It is imperative that the size of the box gutter is sufficient for the designed area of out flow. Consideration must be exercised for extreme as well as normal conditions. The gutter must be able to cope with heavy down pours and hail. At times it is necessary to fit hail guards. The gutters must be kept clean and free of any debris. Ensure that the surface has adequate run off and is coated adequately
These points apply equally to normal and industrial gutters and down pipes.
Flashings should fit properly and be secured adequately. Flashings are an important part of insuring the roof waterproof. Purpose designed and installed flashings are always recommended. Well made and designed flashings can be incorporated and form part of the fascia or barge finishes. Always use sheet metal under flashings. They can be resealed with acrylics. The acrylics should not replace the sheet metal under flashings or be used to seal over tiles instead of fitting proper under flashings.
